A peaceful, family-friendly RV retreat just off the highway in Escondido, open every day of the year.

About Us

Thirty miles north of downtown San Diego, All Seasons RV Park sits along Old Highway 395 in Escondido, CA, where the inland valleys open up and the pace finally slows down. The park earns its name honestly: whether you're rolling through on a weekend getaway or putting down roots for a season, there's a spot here that fits your timeline.

Management and staff have built a reputation visitors notice immediately. Guests arriving with large rigs have been greeted personally and guided to their sites, a small gesture that says a lot about how this park operates. With a rating above 4 stars across nearly 200 reviews, the consistency speaks for itself. The grounds are kept spotless, and the atmosphere carries that rare combination of quiet and community that long-term residents and first-time visitors both appreciate.

Escondido puts you within reach of the San Diego Zoo Safari Park, Palomar Mountain, local wineries, and the broader coastal corridor, all accessible without fighting city traffic. All Seasons RV Park is the kind of place you plan to stay a night and end up booking another week.

What We Offer

All Seasons RV Park offers both short-term and long-term RV site rentals, making it one of the more flexible options in the North San Diego County corridor. For those considering an extended stay, monthly rental options are available, giving retirees, snowbirds, and remote workers a stable, peaceful base without the commitment of a permanent address. The park's nature-inspired setting and family-friendly environment make longer stays genuinely comfortable rather than just convenient.

Office hours run seven days a week, with weekday availability from 8:30 AM to 5:00 PM and weekend hours from 10:00 AM to 3:00 PM on Fridays and Saturdays, so there's almost always someone on site to answer questions and help you get settled.

"Got a tour of the facility by management lady who was very courteous. Easily accessible right off the highway. Very nice staff. Residents and visitors look happy here. Good size store on site. Spotless restrooms and laundromat. The pool area looked awesome too. Andrew went out of his way to make us feel welcome too. Can’t wait to spend some time here."

"Beautiful park with amazing management and staff! Everyone goes out of their way to ensure that your needs are met immediately! When we arrived with our class a RV pulling a 25 foot trailer Juan met us and helped us park the trailer and get everything set up at the site! They go above and beyond!"

"Finally, someone had the courage to tell the truth about Andres at All Season RV Park. I had suspected it for a while, and now everything makes sense. Every time I return to my space in the second section, I find him hanging around, talking to my wife instead of doing his job. His excuse is always that he is “just petting my dog,” but it’s clear he uses that as a pretext to get closer. The moment I show up, he quickly leaves, like he knows he shouldn’t be there. The worst part is that when he sees me, he just laughs with a smug, mocking attitude — like he knows exactly what he’s doing and doesn’t care. This kind of behavior is unacceptable in a place that should provide trust, safety, and family comfort. It’s clearly not just me noticing this anymore. ⚠️ To the management: you need to address this immediately, because an employee like this not only ruins the park’s image but also makes guests feel unsafe in their own space. ➡️ To anyone considering staying here: be warned, this worker shows no respect for anyone. 👉 This is the number one reason why I will immediately look for another place and stay away from here."

"The lake is beautiful but the property is generally dirty. The beaches are normally overgrown and covered in animal feces like they don't clean often. Weeds are overgrown next to the water, camping bathrooms are nasty most of the time. The only good thing I can say is the location is perfect and the place has huge potential."

"I can’t believe the management at All Season RV Park keeps protecting Andres and lets weeks go by without taking any action. His behavior is obvious to everyone: he doesn’t work, he harasses, he acts like he owns the place, and he only causes problems. He shows no maturity or professionalism, yet somehow he remains untouchable. What’s worse is that it’s said the manager of the park and even the person in charge of the kiosk do absolutely nothing about it. How can they keep paying someone who doesn’t do his job and instead damages the reputation of the entire park? A place that claims to be family-friendly cannot afford to have an employee like this — much less continue covering for him. ⚠️ 🚨 ALERT TO ALL VISITORS 🚨 I want to publicly warn everyone about what really happens at All Season RV Park. The maintenance worker, Andres, instead of doing his job, spends his time flirting with married women, guests’ wives, and even their daughters. His behavior is unprofessional, disrespectful, and dangerous. When a man asks him for help, he responds rudely, with a bad attitude, and shows no interest. But if a woman asks, he immediately drops everything to attend to her, as if that’s his only priority. He even went as far as to threaten me, acting like he owns the place, when in reality he’s just an employee who is damaging the reputation and safety of this park. 👉 To the owner/management: you need to take urgent action and remove him. A family-oriented place cannot afford to have someone like this representing it. ⚠️ To anyone planning to stay here: be very cautious if you’re traveling with your wife or daughters, because Andres will look for any opportunity to flirt or try something behind your back. ➡️ This place is NOT safe as long as he continues working here."
